Before we see our first property together, there’s something I want to walk you through.
Today, real estate guidelines require a written agreement before I can show you a property—every agent, not just me.

I know what you’re thinking.

Why? I just want to see the house.

And I get it. At this point, you don’t need a lecture on real estate law. You just need someone to open the door.
But this form exists to protect you.
So let me show you exactly what it means, what it doesn’t mean, and why you’ll be glad we talked about it.

The form is called the Property Showing and Representation Agreement.
It’s a short, straightforward document that covers three things:

  • the specific properties we are going to see
  • my role as your agent while we see them
  • and compensation

I know that last word can feel uncomfortable. Good. Let’s talk about it now so it doesn’t hang over the rest of the process.

Most buyers are not sure how their agent gets paid—and previously, many went through the entire process quietly wondering if they would be responsible for an additional cost at the end.

Now we address it upfront.

Here’s the short version:

  • The seller can cover it—it is part of your offer terms, just like your offer price
  • Compensation is fully negotiable
  • We agree on it in advance, so there are no surprises later

Just like you would not offer more than you are comfortable paying for the home, you are not obligated to move forward if the terms do not make sense for you.

Just as important is what this agreement is not.

This is not a long-term commitment.
It’s a limited, non-exclusive agreement tied only to the specific properties we are seeing—and for a short period of time.

It also gives us the opportunity to meet, see a few homes together, and make sure we’re aligned—before either of us commits to anything more.

Also included is the Agency Disclosure form.
It explains that, under California law, I have a fiduciary duty to you—to represent you with utmost care, integrity, honesty, and loyalty.
That’s a good thing.

We’ll go over this together when we meet.

The Final Edit:
